Chapter 4 · Looking for a Place to Live: Viewings & Renting

🏠 Looking for a Place to Live — Eine Wohnung suchen

Ask about a flat, arrange a viewing, find your way round it, ask about rent and extra costs, and talk about the contract. This is also the chapter where the dative case is finally explained. You have been using it in set phrases (mir, Ihnen, zu meinen Eltern, im Wohnzimmer); now you will see how it works.

💬 Six Short Conversations — Gespräche

Read each one aloud, using the pronunciation line. CAPITALS show the stressed part of a word. Notice the endings -em, -er and -en on the little words before nouns (im zweiten Stock, neben dem Bad, in der Küche): these are the dative.

Three verbs — drei Verben

Mieten ends in -ten, so it adds an extra -e- in the du and er forms (du mietest, er mietet), the same pattern as arbeiten. Zeigen is regular, and einziehen is separable (ich ziehe … ein).

🧩 The Dative Case — Der Dativ

German nouns and their small words (articles) change depending on their job in the sentence. You already know two jobs: the subject (nominative: der Vermieter) and the direct object (accusative: ich sehe den Vermieter). The third is the dative, used for the person who receives something, for certain prepositions, and for where something is.

The articles in three cases

GenderNominative (subject)Accusative (object)Dative
der — masculineder / ein / meinden / einen / meinendem / einem / meinem
die — femininedie / eine / meinedie / eine / meineder / einer / meiner
das — neuterdas / ein / meindas / ein / meindem / einem / meinem
pluraldie / — / meinedie / — / meineden / — / meinen (+ -n on the noun)
What Changes Compared with the accusative, the dative changes in three places only: masculine den → dem, feminine die → der, and the plural die → den (where the noun also usually adds -n: mit den Nachbarn, "with the neighbours"). Neuter becomes dem like masculine. A noun that already ends in -n or -s in the plural doesn't add another -n.

1. The person who receives — the indirect object

Some verbs take a person in the dative, usually the one who receives, benefits or is affected. You've been using gefällt mir since Basic Conversation 2, and Können Sie mir sagen in Chapter 3. Here are the pronouns:

SubjectDativeExample
ichmirDie Wohnung gefällt mir.
dudirWie gefällt dir der Balkon?
er / esihmIch zeige ihm die Küche.
sieihrIch schicke ihr den Vertrag.
wirunsDer Vermieter zeigt uns das Bad.
ihreuchIch gebe euch den Schlüssel.
sie (plural)ihnenIch zeige ihnen die Wohnung.
Sie (formal)IhnenIch schicke Ihnen den Mietvertrag.

Verbs you'll use with the dative: geben (to give), zeigen (to show), schicken (to send), sagen (to tell), helfen (to help), gefallen (to please), gehören (to belong to), schmecken (to taste good to). With a thing and a person, the person is dative and the thing accusative: Ich zeige dem Mieter die Wohnung. And helfen always takes the dative alone: Können Sie mir helfen?

2. After these prepositions — always dative

PrepositionMeaningExample
mitwith / by (transport)mit dem Vermieter, mit der U-Bahn
beiat / near / with (someone)bei der Bank, bei meinen Eltern
vonfrom / of / byvon dem Haus, von meiner Schwester
zuto (a person or place)zu meinen Eltern, zu der Besichtigung
ausout of / from (a place)aus der Wohnung, aus dem Zimmer
nachafter / to (cities and countries)nach der Arbeit, nach Wien
seitsince / for (time)seit einem Monat, seit dem ersten Mai
abfrom (a date or time)ab dem ersten November

Some of these merge with dem and der: zum (zu dem), zur (zu der), beim (bei dem), vom (von dem), im (in dem), am (an dem). Ich gehe zum Vermieter. Wir treffen uns beim Haus. Sie wohnt im ersten Stock.

3. Where something is — the two-way prepositions

Nine prepositions can take either the dative or the accusative: an, auf, hinter, in, neben, über, unter, vor, zwischen. The rule is about movement:

  • Wo? (where, a location, no movement to it) → dative
  • Wohin? (where to, movement towards a new place) → accusative
Wo? (dative)Wohin? (accusative)
Das Sofa steht im Wohnzimmer.
The sofa is in the living room.
Ich stelle das Sofa ins Wohnzimmer.
I put the sofa into the living room.
Die Küche ist neben dem Bad.
The kitchen is next to the bathroom.
Ich gehe neben das Bad.
I go next to the bathroom.
Wir sind am Meer.
We're at the sea.
Wir fahren ans Meer.
We're going to the sea (Chapter 2).
Das Bild hängt an der Wand.
The picture is hanging on the wall.
Ich hänge das Bild an die Wand.
I hang the picture on the wall.
That Explains Chapter 2 In Chapter 2 you learned in die Berge, ans Meer and in die Schweiz as chunks. They are all Wohin? (movement), so they're accusative. If you say where you are, it becomes dative: in den Bergen, am Meer, in der Schweiz. Compare Wir fahren in die Schweiz ("we're travelling to Switzerland") with Wir wohnen in der Schweiz ("we live in Switzerland").
Adjectives in the Dative — Easy In Chapter 1 you saw that adjectives change with gender and case. The dative is the easy one: after dem / der / den and after einem / einer / meinem the adjective always ends in -en: im zweiten Stock, mit einem netten Vermieter, in der kleinen Küche, bei meinen alten Nachbarn. Ordinal numbers behave the same way: im ersten, zweiten, dritten Stock.

Real German Tip — Kaltmiete, Warmmiete and Kaution Adverts quote the Kaltmiete (basic rent only). The Nebenkosten (heating, water, rubbish and so on) are extra, and rent plus extras is the Warmmiete, so always ask which figure you were given. The Kaution (deposit) is commonly up to three months' Kaltmiete, which is the legal maximum. Landlords in busy cities often ask for proof of income and a credit report (Schufa-Auskunft) with your application, so it helps to have them ready before the viewing.
Real German Tip — After You Move In In Germany you must register your new address at the local registration office (Bürgeramt or Einwohnermeldeamt) within two weeks of moving in, which is the Anmeldung. You then receive the Meldebescheinigung that banks and employers ask for (Chapter 3), so book that appointment early. Flats are advertised on property websites and in the newspaper; WG-Gesucht is a well-known site for shared flats.

✍️ Try It Yourself — Übungen

Say each answer out loud first, then click to check. Ask yourself Wo? or Wohin? before you choose the ending.

1. Say the flat is on the third floor (der dritte Stock).

Show answer

Die Wohnung ist im dritten Stock. (im = in dem; after it the adjective or ordinal ends in -en.)

2. Say the kitchen is next to the bathroom (das Bad).

Show answer

Die Küche ist neben dem Bad. (A location, so Wo? → dative: dem.)

3. Say you like the balcony (use gefallen).

Show answer

Der Balkon gefällt mir. (The thing you like is the subject; the person is dative: mir.)

4. Politely ask the landlord to send you the contract by email.

Show answer

Können Sie mir den Mietvertrag per E-Mail schicken? (Mir is dative: the person; den Mietvertrag is accusative: the thing.)

5. Say the sofa is in the living room, and then that you are putting the sofa into the living room (das Wohnzimmer).

Show answer

Das Sofa steht im Wohnzimmer. (Wo? → im, dative.) Ich stelle das Sofa ins Wohnzimmer. (Wohin? → ins = in das, accusative.)

6. Say you can move in from the first of December.

Show answer

Ich kann ab dem ersten Dezember einziehen. (Ab always takes the dative: dem ersten. Einziehen goes to the end after kann.)

Coming Up in Chapter 5 You now have the third case, and with it most of the grammar behind the phrases you have been using since Course 1. Next: work and careers: applying for a job, talking about your experience and handling an interview.
